@Andrew Olson Is the property in Texas, or just the LLC?

You need the legal description. A Special Warranty Deed will be fine for what you’re doing, so long as it’s in Texas. We draft and e-record deeds all the time.

@Gagan P. How much is the sales price? Commercial or residential? Why not pay a lawyer to draft one up for you? And you said no escrow - are you not closing through a title company?

@Amy Xu How much money is owed?

You need to file an Abstract of Judgment in the county deed records. Collecting is harder than winning your case. It might be easier to go get more dead than to dedicate too much time to it.

I would get the judgment filed and sell the debt to be honest.

@RJ Bates III it really depends on what type of help you need. I have a law firm and title company in DFW. I can help with docs, closings, and solutions to clear title. Other attorney buddies of mine work on the litigation side, and others are brokers working on contract review, etc.

@Aaron Moayed Yes, it's doable. You can get the loan in your personal name, then after closing, Deed it into your LLC. It violates the Due on Sale clause potentially, but lenders rarely, if ever, care so long as the mortgage keeps being paid.

@Kian Tajadod All property taxes are collected by the county, and there’s 250+ counties in Texas. It can vary based on who is in charge, human resources, volume, etc.
