If I received 2 mil in NPN an option could be to sell that to a NPN specialist and take a referral fee. But I get what you're saying that the NPN game is a full time job and requires a heavy capital and time investment. I was probably underestimating the area but I do think the performing notes could provide a steady cash stream although there's no appreciation. Are there tax advantages of buying notes?

Sorry Darren j thought you worked with NPNs. On the other hand with performing notes do you make your money on spread interest? Or is the purpose of buying those to have steady monthly income? 

If I had a note as a lease option or land contract where I originated the loan, would I be able to sell that loan to you? If I could would I receive a lump sum or annuity from you based on MPV? 

Radon mitigation is not expensive so you could evaluate the cost that way

Darren Eady What goes into lead generation for non performing notes? Do I just call a bank and ask for a list then proceed? This topic is fascinating to a newbie and I would love to have some more information on this. Thank you in advance

Kimberly Ashkenazi I did read your profile and noticed that you are actively flipping and investing. With 10k really not being much money, I do see it benefitting hard money lenders in that a seasoned hard money lender cancer deals and use someone else's money to lend to a flipper. Is this not common place due to previous restrictions on investing that required only accredited investor status? Previously j wanted to utilize realty shares but I am not an accredited investor.

Jonathan Fowler Ben Leybovich James Wise Joe Fairless Adriana L. I have reviewed all suggestions and have considered These before. Just to reiterate, grad school will require a tremendous amount of time for the last year. I am able to not take out student loans due to savings and stocks. My debt service includes my primary residence and a car. DTI ratio currently is 30%. Despite banks allowing 55% DTI I would only go up to 40%. The main point of this post is to find out if anyone has any ideas for growing money faster than 3% during my last year of grad school. I have considered all inputs as you are all experts at your craft. Once I finish grad school I will obviously Pursue a traditional route for investing via my local banks. I have made it a point to speak with loan officers at my local credit union and found out they are a portfolio lender with DTI of 50% for investments. At this point would anyone recommend a good side hustle to pick up? I have considered getting an RE license and working with 1 client at a time. I haven't found much luck with brokers who would work with an agent with such limited time.

wow @Ben Leybovich and @James Wise your responses are truly appreciated. Unfortunately I already have a primary residence. I am looking for owner finance property at this time.  I saw a credit union at the beach offering zero down so I will obviously investigate. However, grad school demands prevent me from spending more time with RE. I will continue to look for more creative financing options and low money down deals.

Hello everyone, Been on the site long enough to know there are so many insanely smart people on here, so being in the mindset of utilizing the right people for the right job I wanted to leverage this knowledge. I have managed to save 10k in a year and plan on entering the real estate after finishing Grad school in August 2017. My question now is what do I do with the 10k I saved? I could do cd @1% interest, reits @ 8-10%, p2p lending, mutual funds, etc. I would truly appreciate some insight on what to do here and how to let the money grow in a easily liquid manner so that I can access the funds when I am ready to invest.
