Drew Burkhard being that you're in golfing, maybe you can leverage your social network. You have access to people with disposable income so give it a go. You can also do sandwich lease.

@Nathaniel Becker insurance is based on trust and what you're essentially offering is decreasing the financial risk of investing. I think instead of selling to individuals now you may benefit from marketing to a turnkey company. It will be less frustrating and easier to streamline. You can also adjust for moral hazard and selection bias easier if you had a larger client pool. Pricing would be dependent on property value and income. You haven't given any details on extent of coverage. how many months would you cover, what if there is a natural diseaster in your insured area, how will you insulate your investors, what government backing would you be actively trying to obtain? As an investor trying to figure out those things would be done prior to doing business so if you addressed all doubts and established trust you could have a thriving business. 

Risk pooling is a great thing now to have a decent pool of clients would be key here. I wonder what types of regulations exist for this type of insurance

The address is 2947 Gransback St 19144. This is a 960 sqft 2 story masonry style row home. The zoning is cmx2. Asking price is $7000.

The seller is motivated.

i have a co-worker who's in pisessikn of a property after a relative passed away. As the executor of the estate she would like to sell the property. The address is Gransback St Philadelphia PA 19134. This is a 2/1 distressed property. My co worker is looking for a cash offer. I'm not a wholesaler I'm acting as a friend and BP member to help someone out. I will put any interested investors in direct contact of the estate executor.

David Hays and Monika Haebich Thank you for the advice. I would like to work with a manager as long as the numbers work but I'm thinking a good manager will pay for itself just in occupancy rate alone. I would like to expand at 1-2 properties a year and definitely build a team. My question to the team building is that should I diversify vacation rental locations? What should I expect in a depression. How do i become more risk tolerant?

Monika Haebich Maura Paler Patrick Diamond Between the three of you there's obviously a wealth of knowledge. I too plan on purchasing a vacation rental. I would use this vacation rental in the off season and rent out during peak season. To start off my journey I am spending this year viewing the profiles of several similar properties in my area of interest to determine the vacancy rate and Gross income. I would like to know how should I turn over my property between stays? My property will be 90mins away so would hiring a maid suffice? Also what types of amenities should I offer? All input is welcome.

Donnell Evans Congratulations on you're rehab. I remember seeing your post from a few weeks ago where you were talking about difficulty finding properties and reia meeting not to your liking. How was the rehab? If you can't refi out would you still profit by selling? Could you post this as a turn key rental or market to first time buyer?
