Right on Marian. I'm going to be testing next month and it looks like I'll be going with EXP after all. I'll be a new first time agent so for those wondering if EXP is good for newbies I'll let you all know. Or if you're reading this in the future reach out to me privately and I'll share my thoughts. 

I will say this though, I really did try to give other brokers a chance and they pretty much blew me off once I shared my business idea with them. When I tell them it's called "Red State Relocate" I either get ghosted or cussed at to my face, actually happened scouts honor. KW brokers at least were good enough to just ghost me after trying to recruit me for so long. It's a bummer too about KW, I really liked their referral system in KW Command as my goal is to have 95% of the business model be referral, oh well.

In EXPs defense the agents I spoke with actually supported my idea and even gave me tips on how to market and advertise. Not one bad experience even with one guy I talked to that didn't like the politics but at least saw the value in the idea. There just seemed to be a more comradery type of vibe with the exp agents I spoke to. And also EXP was the only agency that didn't bad mouth the others. C21 called KW a cult and KW called EXP a cult. I do Crossfit so I'm used to be told I'm in a cult! lol

Yesterday I did some searches for "best cities for rentals in 2021" etc and Cleveland, Cincinnati, and Dayton seem to show up a lot, but rarely Columbus. Any idea why Columbus doesn't make the cut? I'm looking at out of state investing once I sell everything in CA and OH seems to have good deals. 

I don't know why Columbus has my attention so much, maybe it's the Crossfitter in me that bought so much Rogue gear over the years. Anyways, I'll be in contact with some of you down the road. Not only for myself but I'm currently building a referral network for CA transplants that are jumping ship to redder states. Cheers to making great deals in 2021!

I was listening to a podcast recently and the Agent being interviewed stated that he uses WhatsApp to keep his clients and team on the same page during the transaction. It sounded like a good idea, assuming everybody uses the app. Does anybody here use that method?

Hi Jason, I'm not sure of any agency that pays for your pre-license courses but I'm sure there might be some. I went with Real Estate Express and it's been ok so far. Some good some bad but I'm confident that with the curriculum and the test prep that'll I'll be solid enough to pass the state test. If you have any specific questions about it let me know.

Hi All, 

I have a couple of questions. I'm currently in RE school planning to take the state test next month. So far so good but I'm not seeing in the curriculum anything about laws regarding referrals across state lines. 

I'm aware that as a licensee in CA I can only solicit for business in CA but what if, for example, a family member in Arizona asks me to refer them an agent. Would I be allowed to get a referral commission from the agent in AZ that I provide the lead to?

The reason I ask is because part of my marketing plan is to make videos for YouTube focusing on CA relocations. If someone out of state contacts me for a referral for an agent in their state I'm curious what my options are.

Also, maybe as a second question in the back of my head, do agents that are given leads/referrals often try to get out of paying the commission or is that a big no-no in industry? It would be nice to be able to provide leads for extra income but if it's ripe for getting screwed out of commission then I'm curious if it's worth it.

If you have a passion for investing then start investing. An MBA is not an investment unless you think there is something it can give you that the real world cannot. If you want to start a PM business then put that 30k into a multi unit where you can source, screen, and rent to real people. Now your 30k is working for you and giving you experience. Or get your RE license and use the 30k to market your new business and to hire your first employee. Either way good luck to you. At some point you have to stop going to school and start getting to work.

Both of the rental properties I bought were low ball offers and both accepted. I boil it down to three factors for success:

1. I selected SFR that were vacant and had been on market over 45 days. If I could find out the house was an inheritance or owners were moved into assisted living then I knew it was the kids selling and probably just wanted quick cash.

2. I buy only in the winter. Theory is that most people don't want to move in the winter unless they have to. The only thing I love more than my lady is a motivated seller.

3. Cash is king.

Although for the record I sold both properties last year and made a good profit which has sustained me through this Covid mess. Thank God.
