There is also a meetup group in Fresno that is really starting to get some traction (hosted by BP members). If anybody wants to carpool down for a meetup we can organize that. They currently meet on Saturdays at lunch so we could leave after breakfast, be there by lunch, and be home before dinner. Fresno isn't that far, 2hrs from SJ.

I listen to The Real Estate Guys podcast (Sorry BP I moonlight on ya! ;), they promote the Investor Summit at Sea. Has anybody gone on this before? Speakers for 2016 include Robert Kiyosaki, Tom Hopkins, and Edward Griffin. 

Just curious anybody has gone before or heard good/bad about it? It's scheduled during my 40th birthday so it could be a fun way to mark a milestone. Thoughts?

Don't let competition push you away from something you want to do. Any job worth having is going to be competitive. If appraisals is what you want to do then go for it.

If you guys meet up for a coffee in San Jose let me know. I live in San Jose but invest in the Fresno area as well. I have 3 SFR rentals and looking at others in the area.

Recently I was looking near Fresno State after listening to the Riches Are in the Nitches podcast on BP where a guy invests in college towns. Im in for some java.

@Kevin Izquierdo Thanks for the tip. I do plan to clean it up good as I would with any other renter, TSP on the walls and Killz primer, but if it still lingers with smoke smell I won't worry about it.

I will treat a smoking tenant as I would any other by giving them a nice place to live and expectations to keep the place in good order. If they smoke not a problem for me, I don't live there. 

Hopefully they will stay put long term knowing there isn't anywhere else they can smoke in peace and not worry about pissing off the landlord. I'll charge a premium too cuz I'm such a nice guy, lol.

Different strokes for different folks.

RDPD may not be the holy grail of RE books but it is what helped me change my perspective on investments. It may not be for everybody but for some, like myself, it was the kickstart that lead me eventually to BP where I've learned more than I ever though possible. 

In Jan 2015 I owned 0 (zero) rental properties, by Oct 2015 I owned 3; none of which I would have owned if my cousin had not given me RDPD a few years ago.

Thanks for the replies fellas. Instead of offering a discount on rent I'm thinking I could charge more since someone who smokes may think it's worth an extra $100/mo to not worry about breaking the rules. I dunno never been down this road before! Thanks again.

Quick question, I know most property owners dont want smokers in thier units but has anybody actually marketed TO smokers? I ask because I have a 400sf studio unit that had a smoker who totally ruined the inside. He just died last week, the day after christmas, but the unit does not bring in enough rent to make a full rehab possible. I was thinking about marketing to a smoker so I wont have to tear the place down and start over with new flooring and walls. I will clean with TSP and Killz but this place may be beyond the point of no return. The air inside is thich with stink, the walls are yellow with square spots where pictures were hung.

Has anybody done this? I might be able to charge a premium since there could be a line of smokers wanting this unit. What am I overlooking here? The place already stinks, why not use it to my advantage?

BP is a great way to learn from some really amazingly smart people. To be successfull you need to surround yourself with people smarter than you, like the way a hole surrounds itself with a donut.
