My client owns one with a great cap rate, 7.4% and a long lease. She is currently selling hers, if anyone is interested, because it's out of state.

My client owns one with a great cap rate and a long lease.  She is currently selling hers, if anyone is interested, because it's out of state.  Triple net's in general seem to come and go because there are a lot of out of state owners or people want to transfer to other properties.
