If you aren’t under contract to work with her I’d find another realtor. Try expanding your network with like minded people and maybe get some references rather than than picking straight out of the “phone book”. This exact thing happened to me. My realtor (I feel) was responsible for me losing 3 deals before finally coming through on the 4th. He sent emails to wrong addresses, or “had it pulled up on the computer” but forgot to press send. It was always something. He’s excuses reminded me of my own excuses when I was a kid and that didn’t sit right with me. It is ok to do what is best for you and if she’s not quick enough for you then I’d move on, as long as your not the annoying “tire kicker” type of person. You get moved down their priority list if you have them showing and showing and showing and you don’t make any moves.

When I go through this, I transfer funds to a different account so that the account I am showing them does not have a higher balance, get my screenshots, and then transfer it back. That way they see what they need to see and nothing more.

How do you proceed when a potential tenant has no social security number? They say they have a birth certificate. We require background checks for all tenants before we proceed with a lease. But I’m not sure what to do now? I’m not sure about fair housing laws and being discriminatory.

According to his rental application he does meet criteria however he is yet to show proof. I will check up on this asap

After successfully screening a potential tenant we’ve agreed to show the apartment. 1br 1 bath.

While showing him the apartment and engaging in conversation, he revealed to me that he has 6 children that live with his fiancé and that DCS won’t allow him to live with the children because he has blackouts due to PTSD. The way things work is that my wife does the vetting, and if all goes well I meet the tenant and show the unit. Considering I was standing in front of him, I figured he’d passed all her tests to make it this far. This information was not revealed to her.

He left today with plans to meet with the VA housing authority tomorrow morning. They have a program that pays first 3 months rent plus security deposit for veterans who are trying to get back on there feet. I come from a Naval military family and being able to help a veteran that fought for all of our freedoms definitely felt like something good to do. I verbally told him I'd hold the apartment for 24 hrs or until we hear back from him to be nice. No papers were signed, no lease, no deposit to hold.

My wife has firmly told me to get rid of him. How can I do so legally? What rules do I need to know in this instance?
