Simonton replacement windows are awesome. I use them everytime I have to replace a window. They are double pane glass with built in screens and they are very easy to put in. My brother and I did 11 in one day. All of the old trim can stay if you want to save more money too. Very good priced window because they are LIFETIME warranty. I bought a house that has Simontons and some windows had broken glass and they were still covered even though I wasn’t the original owner.

I really like your idea of having them pay for the first months rent in exchange of not starting a lengthy legal battle that will probably go nowhere.

I am going to write up a formal offer.

Our lease does not have wording in regards to the deposit like that. That is something that will be added to our future leases starting today.

My wife and I finally found applicants that qualify our vetting process.

They are a middle-aged couple with no children looking to rent a spacious one bedroom apartment off of us. Our impression of them was that they were a happy couple with good positive vibes.

Each of them filled out their own application and completed separate background checks. We got a 1 year lease signed with both of their names on it on February 10, 2020 for a rental term of March 1, 2020 until Feb 28, 2021. 

We got a text message today from the female applicant stating that her and her boyfriend had broken up because he had cheated on her and he also apparently lied to her about having cancer.

My wife is ready to strap on the legal boxing gloves and go after them for the full term of the leases worth of money. I am more interested in doing my homework to figure out how to approach the situation legally. We stopped advertising the apartment the day the lease was signed and haven’t spoken about it to anybody else so there is no other potential tenant in line behind them.

We are new to Real Estate and this is something that we’ve not encountered before so neither of us know exactly what to do legally.

The rental is in Ohio

If anybody could help us figure out what to do that would be extremely helpful.

I see some really huge numbers here and it makes me feel like maybe I am so used to growing up in poverty that it confuses me.

My wife and I have two children and I like to consider myself a master at creating a home budget. We tally up every single monthly expense that we can possibly think of including an extra $200 for general purposes and an extra $100 per child. It also includes $700 a month for groceries and $190 per month for gasoline. Like I said, every little aspect of spending it is included in this equation. I take that final monthly number and I multiply it by 12 and then I divided by 52 so that I can have a weekly amount of what I need to hit.  

Right now my families weekly core budget amount is $525. Monthly budget aren’t accurate the way I do it because some months have a fifth week. If you try to do a monthly budget you will get confused and think that you have a extra paycheck when you are paying yourself weekly. That is why I constructed a 52 week budget. When I started the budget I gave myself a one month cushion to absorb any fluctuation.

$525 a week is my entire family financial freedom #. As long as I hit that number with my seven rental properties, I don’t really have to worry about anything. I use the Mint app by intuit to tack my budget, and all categories roll over month to month.

If I ever had $5000 or $10,000 a month like some of you guys, I’d consider myself rich as heck and I’d lift my closest most loyal people around me up out of there holes.
