@Chris Seveney: Is absolutely correct. My phone blows up all day long with "deals" that are not "deals" at all.

There are two ways to find deals
1. Be the best friend with someone who finds deals and have plenty of cash ready
2. Find your own deals

Hello BP. I am new to real estate investing . Recently, my Facebook feed has been blowing up with real estate deals.  Have you had success purchasing properties  through Facebook groups? Groups like distressed properties or seller financing?   How do you vet them? Thank you

 I looked at a property yesterday on the river. Zoned for agricultural land. It can have power and septic hooked up. I need to find out if I can put an RV on there and rent it out. Short term rental.

I talked to the planning and management department of the county and they could not tell me if I can do a short term rental on that property . He said I would need a lawyer to find out because they not able to give legal advice.  
 
Has anyone done this before? Any information is appreciated.

Liens on decent properties are in the 10k to 70k range here.

Thanks John.  You do need a big chunk of money or another investor here in Washington. I’m willing to look in other states and counties as well.  Is it worth starting small($500) and building up or is it better to go for the bigger ($2500) tax liens. I do have more to invest in this, but I want to make sure that I can do/understand it first.

Hello everyone,

 I am new to the real estate market. I started off, wanting to get into RV parks however, I got sidetracked and now I am interested in tax lien and tax deed certificates. I am not sure where to start. I have seen quite a few gurus online  and I’m stuck in analysis paralysis. I don’t want to rush it but I do want to get started. Any suggestions? Have you had experience working with tax liens or tax deeds?  It does not have to be in Washington state . Thank you for your help.
