There are 4 name brands in HVAC:

American Standard/Trane (same equipment, two different colors)

York (my favorite)

Lennox (the most expensive)

Carrier (the only one of the four not made in America, if that matters to you.)

We would consider Rheem to be a midgrade brand, and Ruud the budget version of that.

Goodman particularly is bottom of the barrel, and I have turned down customers that asked me to install one, because I don’t put my name and warranty on junk equipment.

My advice to you is to stick the name brands; there really is a quality difference, and it’s worth a few hundred extra bucks.

I’m more than happy to review your quotes and let you know if you’re being treated fairly.

If you already have central air, just replace your equipment like for like.

Split systems are designed to last for 15-20 years, and are much better at their job.

Mini-split systems are essentially toys, designed to fail at about year 7, and should only be used in situations where ductwork isn’t possible.

If this was a male, maybe... but female dogs are different, and the spaying won’t put you in a better spot as a landlord (unless your concern is she’s running a puppy mill). What do you gain by asking her to put her best friend under the knife?

In addition to the myriad other negative health affects, spayed female dogs are around 20% more likely to develop incontinence, i.e. drip piss all over your property.

If it was my place, I’d pet the dog, high five the tenant, and go cash some checks.

Lack of maintenance caused this, not your tenant.

You can blow down your primary condensate drain line every year and/or install a safety float switch to prevent this from happening again.

Agree with this. Do a heat load calc and size correctly. It’s better for the equipment, and for the comfort and energy bill of your tenants. Short-cycling causes no end of problems in the midterm. Changing out 12 year old compressors when they should have lasted 25 is gonna hurt.

Oversized AC units won’t properly dehumidify a home, and can lead to mold issues.
