sorry bob but I have to disagree with you. Appreciation might work for someone like you who has experience and can afford the risk of not having the cash flow right now but most people won't be able to afford the negative cash flow when the economy goes down. Sure they can make a killing if they can hold on but they could loose everything if they can't. That's why I believe in cash flow first then when you have a strong base of steady cash flow you can shoot for the moon in appreciation. By the time you gained steady cash flow you should have gained experience so buying for appreciations wouldn't be as risky

as a newbie don't use a line of credit or equity. It's too risky for someone with little or no experience. Learn and find a mentor first. Create opportunity that makes you cash and invest that.

how would I move that property into my LLC? I move it in first then file as a foreign entity?

Hello, I am a out of state buy and hold investor. I have a LLC in Hawaii and I have my hawaii property in it. I bought a property in Indianapolis and was advised that I can put it in my hawaii LLC and file as a foreign entity. is this the correct way to do this? if so how do I put another property from out of state into my hawaii LLC? I am planning to buy several more in Kansas city in a few months, should I put those in the same LLC in hawaii or set up another LLC in Missouri?
