Essentially... your getting a house under contract as cheap as you can. And selling the contract at a profit. Say it's a 225k house, arv. You get it under contract for 130,000. It needs $30,000 worth of work. You find a buyer who will pay $140,000 for it. You close and you get $10,000 assignment fee (what you sold the contract for minus your original contract price) Buyer puts in the $30,000 of work and gets ~$55k profit. (Arv minus His buying price minus work he put into the house)

Direct mail... even a small campaign is better than nothing. You need a lot of different marketing campaigns going on to get deals.

I'm getting tired of all of these calls where people only want retail for property that they know isn't worth what their asking... like their wanting arv for properties that are only worth maybe 1/2 that now, so my offer would be like 60-70% of that tops. Just kinda venting lol but seriously... how are you convincing people to sign contracts for so low when they start out wanting so much more?

Ralph C. The renovated one didn't want to sell. The other was three lots next to each other, no houses on them for $150,000

So I've started my first direct mail campaign and I didn't think I'd be getting this many calls so fast. I need help keeping up with all these calls lol so podio it is. Tomorrow morning I'll be trying to set it up, but does anyone have any good tutorials on how to set it up? I saw one that even included automated printing thru a printing company but now I can't find it. Any help?

I'm sending letters to absentee owners. So far two calls. One lady rents out the property and just finished renovating it, the other is just land without a house interested in selling.

New wholesaler in Atlanta here.

I've been reading up and learning, and I have now started my first mail campaign. 1,650 postcards sent out and I'm about to send the second half of my list ( another 1,650 ) next week. I'm excited...

No experience of any kind in real estate before this, but if I keep waiting then I'll never do it, right? 

My goal is to wholesale long enough to start buying and flipping houses and holding some to rent them out. Right now, I cook but I'm hoping to be able to quit my job within the next few months.

Now I'm just waiting on calls and planning other marketing campaigns.

Just wanted to introduce myself here. Looking forward to making a lot of money..
