This home in Decatur GA, 30035 is currently occupied with an awesome tenant paying $800 a month. Listed on tax records as a 3/1 is a full 3/2. Tenant would love to do a lease purchase and would qualify if it weren't for taxable income. Owner would like $48,000 as he's updated the kitchen, roof and systems. Off market for now, will likely hit MLS in 1 week.

It's worth noting that this sheet is what I use with my clients. This is takes into account conservative low to mid results with a retail flip and listing on MLS. I'm happy to customize the spreadsheet to your specific needs.

Also, UPDATE - expecting that flat shoals, black oak and winburn will be "under contract" tomorrow afternoon.

If you send me your e-mail I can send you the spread sheet that has the bed/bath/sqft/yr + zestimate, fannie AVM, and even MLS suggestions from myself. @Dave Moller - You can break in pretty easily by being a great real estate agent to investors, then asking them to partner on the stuff you can get on your own.  This has worked for me.  It's all about relationships. 

Atlanta native here and looking for potential JV partners as well. I sent you a PM, but we focus on Flips and for our investors we look for buy and hold strategies.

It looks like some amazing folks are here as well, we're a little smaller then many of these posters.
