It's a bit late but wondering if there's any investor or investor specialist agents heading out to Austin, TX for Keller William's Mega Camp.  Would love to meetup, do coffee, mastermind on experiences, etc.     

If you're an Austin area investor and not going to Mega Camp but spend time downtown I'm up for that as well. 

We can discuss best practices, how to get volume up, lead generation, etc.

Thank you everyone.  I currently use Mailchimp as well.  Although I've heard great things about infusionsoft, I don't think I'm anywhere close to that.

The first six of these are all rented and owned by the same person. The tenants have been in these homes and paying on time for 2 years or more in most cases. The rent is actually $50 more. The landlord has a special if they pay on time they get $50 off their rent. So we are "advertising" the lower rate.

Inspections on these homes will only happen AFTER an offer is received.

The last property is a short sale that we have approved and is closing. Some things have changed for the investor and he'd like to just wholesale this property. Have a look at it but don't just judge it by the "zestimate." If you go to this house (check out the streetview) you'll know it's a winner!

I have a large number of Georgia renter leads that come into our website every month.  I've tried to contact the property managers and it doesn't seem that anyone wants to service these kind of leads of the people I know.   So I thought I'd ask you guys. 

Where can you sell local renter leads?

Got a client of mine that has a note on a home off of Bermuda Drive in Forest Park. 

The mortgage amount is $40K with    payments a month. 

The home is likely worth 35K to 45K in this area.   The note is 10% with $441.42 payment but she's not made payments in over a year. 

The owner says make him an offer over $20K. 

The play looks like this, buy the note, foreclose and get a great home that could rent $650.

The owner owns it with his brother and they want the cash to fund their hospital stays.

@Bryan Vincent, 

Your unique experience is what will give you an edge.  You'll be able to better identify the phony stuff and grasp what's a real deal.  Your real estate license (wonder the value of this if you're only doing investing) should give you an opportunity to add some extra income.  Many of the investors I work with came off of sign calls from my own listings.   Thanks for being so brave and putting it all out there for others to learn from.

I think Frank hits the nail on the head.   Don't look for new companies coming in to change anything in a metropolitan area, especially one that has seen the level of appreciation and crowding that has happened in that north Atlanta corridor.  What you'll see is rent rates steady and increasing and home values continue to increase.  This would be the case regardless of Mercedes or not. 

Your ROI in north Atlanta is typically very poor unless you take appreciation into consideration.

I like what one poster said, why not consider your own backyard. In Griffin you can still buy properties that are less then $50K and can rent more then $800. This kind of ROI is something that I would do all day long vs spending $300K to get $1800.

Atlanta has a lot of options so go back to Frank's question and know what your goal is first.

@Richard - as a licensed agent I can tell you buyers do this all the time in the Atlanta market.

Just finished a flip and we thought it was proceed right but no showings.  We go to visit it and the cul-de-sac looks like a used car lot.  My guess is that people go to see it but don't even go inside.   Any thoughts on remedying the problem?

I've never heard of them but have seen crowd funding loans and they typically have poor terms.  If you need money though... 

The mouse and elephant works well until you have your own funds.  You could also look into lines of credit on your business.
