Thanks Dmitriy - I see you are a solo 401k expert. I am planning on converting my 401k to a SDIRA for real estate purchases.  I wouldn't mind chatting with you about the solo 401K to see what advantages or disadvantages are from my viewpoint if you had time.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $452,000
Cash invested: $42,000

Bought for a rent by room play. House is 10 minutes from 5 colleges. GCU, GCC and ASU West being the most notable.

What made you interested in investing in this type of deal?

Cash Flow for relatively low entry fee in my opinion.

How did you find this deal and how did you negotiate it?

Realtor - negotiated some closing costs and some small repair for about $11k.

How did you finance this deal?

Conventional

How did you add value to the deal?

Adding 4 rooms for a total of 8 rent by room model

What was the outcome?

WIP - 1st week in Oct it should be done.

Lessons learned? Challenges?

Never close near the end of the week, even Thursday. I will try and close in the beginning of the week if possible.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Ok - I am not a fan of agents typically, but I found Stephen Gomez via Ellis Tran from Padsplit.  Stephen is absolutely amazing.  He found the house I wanted with all of my criteria.  Yes, you read that right, 100% of what I asked for.  Who does that, especially in this market!  I am telling you guys if you are serious buyer, know what you want, reach out to this guy if you are in the AZ market.  Phenomenal service, communication and skills to find what I was looking for, which was not easy.

Yah -  I have only had 1 real lead there, but the seller isn't willing to budge just yet.  I will build a bit more and try and snag something when it presents itself.  I want AZ for other than monetary reasons also.  I have family there and it would be nice to have an excuse to fly down more often. :)

Howdy all,

Live in pacific nw, but want to obtain rentals in AZ. The prices are such that $25k isn't going to get a mortgage with down payment, agent fees etc... This has led me to try and find seller finance or subject to type of loans or some type of deal to afford it. Looking to learn or possibly get to know someone and JV a property.
