I apologize, I was mistaken on my first post. This house is a 3/2 and my records show it was last leased for 1100. Being a 3/2 is a huge plus but it's under 1200 sqft so it's a tight living space. I think you could safely use 950-975 in your numbers without getting burned. 

I believe the turnkey on this house was done in 2014 so it's not new, but newish...

In my opinion, 65k is a great buy for this house.
