I think it's important to remember that different areas offer different returns. Hoover and the rest of the over the mountain suburbs will offer 1% or less on your money where the B and C neighborhoods offer 1.5% to over 2%. As with most avenues of investing, the great the risk, the greater the return. Personally if I have 150k to spend I'm going to purchase 3 B class houses that will lease for 800+ each rather than 1 A class house that will lease for 1500.

@Roy Oliphant you've named 2 very solid B class neighborhoods and a C neighborhood with good and bad areas. Ensley, being a predominantly C neighborhood, offers great returns but higher risk. To answer your question, I definitely put money in Ensley; however, with you being in Texas, I would suggest partnering with a local so you don't end up on the wrong block.
