Hi everyone,

Seems good from a glance.  Need to find out who is PM and scope of work on rehab:

5590 Dug Hollow Rd Pinson, AL 35126

From an online turnkey broker

65K

Rent: Advertised on Zillow at $975, used $900 in calculator, but it is vacant at the moment....

Closing costs: $2000

Vacancy: 10%

Insurance: $1100

Taxes: $900

PM: 9%

Maint: 8%

Cap Ex: 3%

I come out with 8.7% Cap Rate.  Could pay cash or finance.  

Any thoughts on the zip code and area? I am thinking of a 55K cash offer.

@Jeff Howard I manage a property on that same street. Add about $220 per year for fire dues. We've had a stable renter in since 2014 at $900 per month for a 3/2.
