Start with the podcasts for tons of useful information.  I personally invest in mobile homes for cashflow in Wichita and am currently investigating the possibility of a small apartment building within the next couple of years.  If you have any questions or want to get together and bounce ideas, feel free to hit me up on here!

Ever since I listened to your podcast, I have not been able to get the idea of investing in mobile homes off of my mind.

What would you recommend for the first step as a new investor looking to engage in this niche?  Should I look for a single mobile home on its own land or try to find a mobile park?  Should I talk to brokers, browse Craigslist, search Loopnet, or all of the above?

I would love to hear from anyone else with experience as well!

P.S. I live in Wichita, KS.  If anyone already invests in mobile homes in the area, please chime in!

Thanks for the response!  My partner is a CPA who would mostly be providing capital but would also be providing his tax and accounting experience, while I would be managing the properties, dealing with tenants, etc.

I am just looking for some more information on how the details work out when you partner on a property.  I understand that there are many forms of partnership, but I would be looking for an equity partner.

Does the equity partner actually get the loan (assuming they don't pay the purchase price) and add the investor to the title?  I guess I would appreciate a breakdown of the process after finding a deal and a partner.

I am curious what kind of code, zoning, or other regulatory issues you have run into in Wichita, so that I can be prepared for them.  In particular, who do you contact to ask those kind of questions?

I have a specif question as well: If I convert a SFH into a duplex, will that be affected by any zoning regulations in Wichita?

@Steven Myers I am planning to create a portfolio of buy and hold rental properties.  I don't have any deals under my belt, so I have no track record to validate my competence.  That being said, I am confident that I could convince potential private investors closest to me to loan me money with a thorough analysis and presentation of the transaction.  How many properties did you have under your belt before you started speaking with private investors?

Hey Everybody,

I am just curious how you raise capital for your investments.  Do you use personal finances/conventional loan, hard money, private investors, a well-funded partner, etc.?  Also, if you have any recommendations for agents to work with I would appreciate it!
