Utilizing ListSource Effectively

I'm looking into doing my first mailing campaign utilizing ListSource. I wanted to reach out across the forum and see if anybody had any tips or criteria that they incorporate into their lists to make them more effective in targeting properties for a fix and flip strategy.

So far here is my criteria:

City: Atlanta

Maturity Date- Should I use this and what should my criteria be. Right now I have 1987-2010.

Bathrooms:2-5

Bedrooms:3-5

Last Market Sale Date: 1987-2010

Equity %: 40 to 100%

Address Completeness: Mailing Address Complete

Exclude Corporate Owned and Trustee Owned.

Included Absentee and Owner Occupied.

I'd appreciate any feedback on this topic.
