It sounds to me like you don't have the capital to take on this kind of deal without a ton of risk. If you're going to pay 60k for it, you will still have to put money down and it sounds like you're trying to borrow your closing costs?  Have you purchased property before? You may be misunderstanding how the numbers are going to work.

I think the best scenario would be to get a construction loan to fix up the other side, and then move into it.  Look into getting a 203k loan, there are plenty of threads on BP about that.

Investment in myself. 

This can be done through many different ways. Education, exercise, meditation to strengthen the mind. Read books, surround yourself with successful people, be healthy and active. Train yourself to be the person you want to be, give back by providing value, and opportunity will flock to you in ways you won't be able to predict.

This will vary from Bank to bank, really. Portfolio lenders will be more flexible.

Ned is referring to prior years when banks were not eager to lend money. Currently, this is not the case.

There were no comps to support any higher of a price than I assumed, I think my ARV was reasonable. I'll keep an eye on the property to see the outcome, but I really have seen this trending lately in the area with the inexperienced investors bidding properties up way too high.

What makes this upsetting is I had a contract accepted. I get outbid on properties more times than not, I'm used to that by now ;)
