Post: Dealing with the worst client ever...

Let me set the stage...

So we get a call from one of our tear off sheets we hung up in a laundromat from..let's call him Mike... We set up an appointment to go check out his house as he says he's motivated to sell and doesn't want to go through a realtor. We get there and his house is like an episode of Hoarders (jackpot!). Long story short we get comps, and give Mike an offer in writing. Says he's never seen contracts like this before and we go back and forth with him for the next week or so explaining to him what our intention is with wholesaling his house....He still does not get it. We spoke to him yesterday and explained "we have multiple buyers ready to come look at the place but we legally cannot show them your house without first getting it under contract." He is being so stubborn and his comeback is "well why don't you write up a contract with them." We know we can get this house under contract for a great deal so that's why we're still going back and forth with this guy.. 

Has anybody dealt with a situation like this before? Advice would be highly appreciated as we are so close to a deal we can taste it!

@Roland Paicely should have said we've sent out some letters and just ordered some bandit signs! We are looking for no-cost or low cost mainly for now.

So...my team and I have a BIG list of properties (vacants) and have gathered info on the owners and made lots of calls...no deals yet, BUT not losing hope! 

We are still looking for more and more properties mainly by cruising for cash. We managed to find 32 vacants in a matter of an hour and half of driving around the other day in Passaic County, NJ. Other than cruising, what are some of the best ways you have acquired leads?

Very excited to be using this professional site to start my real estate career.  I have never been more motivated in my LIFE. This is my first post in here and my team and I are brand new to real estate wholesaling, with 2 years sales/marketing experience. I'm looking forward to learning from all that this site has to offer, connecting with people further along in the process, and potentially teaming up with some investors. My team and I are eager to close out our first wholesale deal. We have been diligently building our buyers' list and doing our educating ourselves as much as possible. I would like people to reply to this with their best tip on negotiating a price to the absolute lowest. Also, if anybody has any connections to Northern NJ please connect with me as well!
