Paul Herman I have been creating my database the long slow way. But I've also been looking into web scraping tools to quickly put together the data. If you are tech savvy or know anyone savvy you might want to look into it to put your database together. I know there are VAs who specialize out there. I haven't spent the time to really try that route yet but it is out there somewhere.

Chris Clark oh I'll be there next month. I was sorry I didn't make it to Wichita in time to come this month. How did your talk go? I'm sorry I missed it. You will definitely see me there next time (July 1 right?) with my business cards in hand. I'm doing everything I can in the mean time to hit the ground running. Meeting people and making moves and learning what I can. I'd love to take you out to coffee some time to talk business as well. I am searching for a partner to work with that understands the construction / renovation side of the business. I have put together a direct mail marketing list using open records and plan on offering to buy from distressed sellers soon. I have recently started working with a local broker and am in the process of getting my license. My goal is learning the process of estimating ARV using the MLS and neighborhood comps. I will also learn local markets to understand what renovations need to be made to be consistent with the market. What I will need help on is estimating repair costs and creating an itemized repair cost worksheet. I plan on putting together a packet with each distressed property purchased or under contract. This packet will include an ARV with comps provided in detail provided from the MLS. As well as an itemized list of repairs needed and suggested with associated costs. So this is a call to action for local investors. If you have experience with repair rehab and are looking to partner, reach out to me. Paul Herman I use the delinquent tax lists in my local counties (Sedgwick and butler); there is probate and divorce info online as well. It takes a lot of effort, but that also means there will be less competition. Be careful how you Market as solicitation for sales is illegal; so you need to make sure and talk to an attorney prior to marketing to ensure your message and plan are legal.

@Kyle Calvin, I just started the online pre-license course and confirmed you do not need the broker affiliation until you want to actually practice.  You can do everything required to get your license, have it on an inactive status and then find a broker to hang your license on.  If you come in with a license already, you may be able to shop around in order to get the best commission split deal.

@Charlie Barnett there is a meet up group of local investors that meets every first Saturday of the month. If you aren't already tracking that it might be a good place to network. I haven't been able to make it out yet but plan on going next month.  Hope to see you if you're able.

Charlie Barnett keep looking. I've been working with a smaller real estate broker for a few weeks. He says there are a lot of "part time" agents out there. You will need to take the 30 hour course which can be taken online or in person; then pass the exam. I'm not 100% sure but I think you can hang your license with a broker after you pass. Shouldn't be too hard to find a broker if you don't ask for anything but to hang your license, as you will make them money every deal you do. Check around, you can probably find something better than a 50/50 split.
