I’ve owned a home for the last 5 years, with close to $120k in equity in it. However my income was been low since I’ve been an entrepreneur the last 2 years. Credit is over 730+. $15k in an retirement IRA. I found a real estate investment that produces good cash flow. What creatIve ways could I get the deal funded?

Anyone experienced with assisted living properties? I found 2 that have current licenses and regulations. One is a 8 bed the other is a 15 bed home. Cap rate around 18%. What are challenges in these type of investments? Are there specific investors for these deals?

@Karen Rittenhouse there seems to be a large network of rental properties most of them are 90% occupied. The rent is below the national average. ($395-$495) I’m looking at a property that has 2 complexes for sale. One being 54 units the other 62 units. 10% are section 8 qualified. Cap rate is at 6 at their asking price whIch Isnt bad, we could possibly get the cap at 8 or more but my concern at this point is the market recorrecting itself which I feel like we’re due for one soon.

I found a property near downtown Austin. The house next to it, is asking for $420/sqft at 3000sqft. It’s new nice all the upgrades. This house has been on market for over 100 days. Bad shape. 800 sqft. They asking $550/sqft for it. Well overpriced. Land is eataimated at $320,000 on 0.2 of an acre. Big lot. 1930s home might be worth $20k but a tear down. However there’s a tent ant on a m2m paying $1k/month. CoMPS SELL AT $440/SQFT IN LEsS THAN 20 DAYs UNDER 1000 sQFT. To the experts, how would you approach this investment?

Has anyone experienced pros and cons of having multidwelling units near a military base? Specifically rental rentention, vacancy concerns due to deployments, how to handle short term leases, section 8 vouchers, etc. I found 2 properties for sale and have tenant roll and income statement with cap rate around 6 at asking price. Still doing due diligence, any feedback or suggestions would be greatly appreciated. 🙏
