Agreed, Cozy is extremely easy to use. You can use it to do screening, listings and payments. Best of all, it is totally free. I have been using it for a couple of years and love it!

@Taylor Burns I am in Littleton as well. DTC is kind of in between Aurora and Littleton, fairly central for south Denver. Congrats on your first deal btw!

Hi BP,

Does anyone have a recommendation for a local CPA to do some accounting and taxes?  Looking for someone in the Denver metro (Littleton, Lakewood, Aurora, etc..)  Have had many people recommend local CPAs but have yet to find someone who also invests or specializes in Real estate.   TY

Hey Tom, I am in Littleton as well and looking to do the same thing. I have connected with Westerra Credit Union as they seemed to have the best interest only HELOC out of the couple of banks/credit unions that I contacted. Still in the process of getting the HELOC completed. Are you planning on reinvesting in CO, or out of state?

The information that you posted on various applications to make sure the PM business acts as a real business is key. I have started using Cozy for tenant screening/rent payment which has worked great so far.  Apache Open Office for Bookkeeping and  NCH Suite for creating invoices.  The last two programs are pretty basic, but free! Cozy is also basically free.  The lease agreements are most important and I heard that BP has pre made lease agreements ready to go (at least for CO). I ended up just tweaking a template that I found for Colorado, but realized that it did have a few flaws.
