This sort of strikes me as "buying the airplane to get the peanuts".  Getting listings is tough, I agree.  However, the hard money costs may eat away a large percentage of whatever commissions you gain.  What if your listing doesn't resell quickly?  That commission can disappear.  This could work in theory if you knew you could turn the property over A.S.A.P.

From the real estate agent aspect, I would look for new marketing channels first.  It would be cheaper in the long run and if you test your methods you should eventually narrow down what works best.

I like the fact that you're thinking outside the box.  Keep doing that.

Send it!  More importantly, measure your response success rate.  That will tell you what you need to know.  Mailers are a part of the game.  You can do a round of this template then do your yellow post cards and measure the difference.  You'll find what works.  Good luck.

You could go to either.  They should be able to tell you if your subject property is zoned for multi-family or not.   Depending on your county/city website, you can even look up the zoning for yourself to save time.

@Landon Pendleton How are you? Actually, right now we are in the process of forming a local Morgan County REIA. I know of one other in Madison county (MC REIA). You could check them out. Listen up! I've got eight units (two buildings) located in Historic downtown Decatur, Alabama which is part of the Huntsville metropolitan area. This is a VALUE-ADD situation. The previous owner was an elderly woman who let the property fall into disrepair. It will take at least $50 -$100K to get this up to market spec. This has potential for the BRRRR strategy or just a straight flip. The property is in a class A neighborhood and within walking distance to downtown. If you are handy or have good contacts with contractors this is a chance to make some profit. Property is approx. one half acre of land with two brick quads. Seven of the units are 1/1 and one unit is 2/1. Split electrical meters on the units. After rehab market rates here would support $450-$600 per month per unit. Price has been reduced to $250,000 but all offers are welcome at this point. I'm serious. Run your numbers and make me an offer. There are two similar comps right now on Realtor.com just a block away to be sold together for $550k. Contact me for a showing or detailed info.
