HI Greg,

I found a property in DiBerville on the Bank of America website by putting REO (real estate owned) in the website. That was two years ago however. I've found that REOs and foreclosed homes typically have multiple bidders at the moment. The market place is definitely more competitive at the moment. Are you looking to buy and hold or fix and flip? Just curious.

Man that's a pretty loaded question.. If you're not familiar with the concept of a discounted cash flow model, give it a Google. It's not simple addition, but not rocket surgery either. Take some time to get to know the formula and the underlying concept. The question you asked is: what is good cash flow.. I believe that has to be balance against any other savvy investment you might make. I think it should also be expressed as a percentage of what you put into the property instead of simply a whole dollar amount. For instance, if you get 500$ per month and put nothing down, I think that's better than 1000$ per month when you invested 70K. Also, when I consider my cash flow, I include depreciation and tax deductions, but not potential appreciation. Best of luck on your purchase.

Hi, New to bigger pockets and enjoying the podcasts so far. I've been a beginner in the business for about a dozen years it seems. We began a more serious play-book and team building phase about 4 years ago and are hopefully becoming more sophisticated. I endeavored to make 2015, the "year of the mentor", but alas... I've bought a couple small (15-36 door) turnkey properties and we maintain a few SFRs that are being cashed out to buy more multi-family. There's an acronym that keeps popping up in other peoples posts that probably means something like real estate investors assn? This is a new idea to me and would very much like to meet other investors. Glad to meet yall. JJ Harris

Hi Will, What part of MS are you in? More importantly, what part of MS are you interested in wholesaling in? I'm in Gulfport and have a few buy and holds and a couple small multi families. I would be interested in a turnkey with good financials if your interested in going that far. Do you have rehab experience? DiBerville works for me as far as SFR goes. What do you have in mind?
