South Mississippi foreclosures

Hey folks,

I am working on a deal on a triplex in Long beach. It took a long time to find and I think moving forward I want to begin to look more closely at foreclosures. Have any of you had any experience with the foreclosure websites? Or maybe you know of a better way to get more early exposure to them.

Any advise would be appreciated.

Congratulations on your deal. Being from Mississippi I know how long it can take to find deals. As for foreclosure website I have no experience, but I can share two ways that work for me. First being that I have talked to my local bankers at several banks here, and now I can email them at times to see what they have coming up as a foreclosure, or what have they already foreclosed on. Secondly, I search the legal notice in the newspaper for substitute trustee's notice of sale. Then I will either call the home owner to see if they can sell at a price that works for an investment, or call the attorney and see what the opening bid is going to be and decided if its worth purchasing it at the public auction.
