Hi all.  I received a lead on properties that are already listed at a different price I would offer.  I'm not sure what to do in this situation.  These are my first leads, and I'm pretty confused.  Thanks.

Hi everyone. I got a lead from my website for two properties for purchase.  However, they are two and three hours away.  I don't want to miss out on the deal.  What other options do I have?  Can I ask for the seller's information and some information on the properties, and then pass them along to another wholesaler for a bird dog fee? Thanks.

Hi @Jacob Vincent, and welcome to BP!  I love the podcasts - I do a lot of driving, and they are much better than the radio.  There are a few other podcasts out there as well that I recommend - Just Start Real Estate has a few good ones as well.  Good luck from NH!

@Shaun Reilly , I've had some experience with cold calling, but for a different startup I was involved in.  The best way to make cold calling easier is to have a script written out, almost like a FAQ sheet.  Practice the script, run over the different questions you or your callers will be asking, and that way you can sound prepared and on top of your game.  As awkward as it sounds, as well, see if you can practice on a friend or family member.

Hi everyone.  Having a background in website design (and almost no startup money), I am designing my own website.  Can anyone offer any pointers for content, or some really great examples of real estate investor sites?  I'm looking to put something simple up now, just to get some marketing out, then grow the site as my business grows.   Thanks.
