@Andy Luick I'm asking the question because I'm interested in getting back in the business of real estate and because I also market cages. Because I market cages I lack objective criticism with regards to how others view the product.

The idea is to create branding around the fact that these homes are sold with an added security feature to address a concern that my arise with vacancies.  The responses that have been posted with regards to Metro Atlanta threw me for a loop.  No one mentioned the vandalism that took place at 285 and S. Cobb Drive, the retail markets in Cartersville, the office parks near Club Drive in Gwinnett, or the offices located on Powder Springs Road Roswell.  Only the inner-city mentally registers as a place where such a sad product is required.

Lack of Product Education is to blame...just like the Hover Board Injuries that are clogging up emergency rooms. I truly had no idea that people thought so very little of a product that stands to save them thousands in damages.

To you and @Account Closed, @Phil Earley and @Cal C. A tongue in cheek question as to why an external cage is more unappealing than a home security sign posted on the front lawn?

@Derrick Craig Thank you for such an unbiased and accurate account of #ACCages not being limited to 'bad' areas. Many people think it's other people's problems until the issue hits home. I appreciate you weighing in on the discussion.

@Hank Sacco My thoughts exactly.  I wanted to know other people's opinions regarding relevancy and marketability of the home and the product. Better safe than stupid. One of the bigger issues is realizing that this is not an 'inner-city problem'. It's simply a problem.  Location, Location, Location doesn't necessarily universally apply.

@Jason Hern Laws were made to be broken. The legislation did make a shift in thieves taking the copper line-set as apposed to the entire condenser in some cases.  Unfortunately the cost to repair is virtually the same.

@Curt DavisThanks for stating the obvious (depending on one's perception of reality) in that theft is not geographically restrictive.

@Jeff Robert Sellers generally don't have any concern for what steps buyers take after closing.  As you stated, depending on the area, but often it's a matter of saving money by putting the measure in place to deter vandalism.

@Jeff B. I would have to say that having worked in the street-by-street, turn-by-turn Metro Atlanta market for many years (in various capacities) there's even significant equity to be mined in Class-C locations.  It's a 'don't throw the baby out with the bath water' kind of town.

I'm curious as to the psychology involved with external security measures.  Specifically whether or not marketing 'added security' via #ACCages, Steel Doors, Burglar Bars, Crawl Space Doors, etc. would make a property More/Less Attractive to resale?

@Michael McCormack Thank you for responding. I don't creating a contract would be realistic.  Their marriage was a contract....right?

Sounds like when asked a short sale will be my only 'solution'. Property is very attractive would make an excellent purchase. Unfortunately there is an HOA so I don't know the community's guidelines regarding renting.

I've come across a Seller Listing where the seller has been communicating with me directly.

Assuming the Asking price is the ARV the owner is very flexible and announced that if I can get him a cash buyer he's willing to accept -$30K and eat the $2K deck repair needed.

Property is a home situated in a beautiful Mountain Setting. He's already been emotionally prepped for ARV - Repairs - Carrying Costs - Fees. The property is great, new roof and mechanicals, dated appliances (white vs stainless). I feel confident that I can get this property negotiated down to 80%.

QUESTION:  HOW DO I FIND A BUYER...QUICKLY??? I operated 10 yrs as a Listing Agent.  I have no idea where Buyer's Come from.  Is there any benefit to continuing to negotiate a price when I'm not sure I will secure an interested party to purchase?

QUESTION:  CAN I EXECUTE A TRANSFER/ASSIGN ON A LISTING? Am I automatically reduced to a commission %?

DID I PUT THE CART BEFORE THE HORSE???  Literally decided to get back into Real Estate Last week, started hunting deals two days ago, and started communicating with the seller TODAY!

Your Advise is requested and will be much appreciated.  So far this afternoon I've reached out to people I know, who know people with money, asking if they know anyone interested in a Beautiful Mountain home.  What else do I need to do?

HOW CAN I STRUCTURE A DEAL?

This is ridiculously sensitive as I just...literally 5 min ago, learned that a good friend will be divorcing after 12 years of marriage. I was the selling agent on the property which was purchased with the anticipation of starting a family (5 BR). Fast forward, Phase I of new construction, VA Loan...market crash Phase II selling at $60K below...no kids....divorce.

History dictates that my advise will eventually be sought after.  What are the possibilities  in this scenario?

Greetings,

I have 10 years Realtor experience and a STRONG desire to start executing outside the NAR Box. There's got to be a better way! I'm currently Equity Rich, Cash and Credit Poor. My Sanity barely survived the market crash but my credit was declared DOA.

I have been very disheartened by my experiences with Realtors over the past 4 years so it's time for me to call upon the Laws of Attraction and secure a No Desk Fee, No Board Requirement Broker to House my license.  The Reality of having a property that I can't extract cash from has driven me to the eye-opening realization that there are very creative options available if I just take the time to LEARN!
