Are there any banks in Philadelphia that do not charge Origination fee and loan Points fee when you refinance?

What are some good banks with lower fees to refinance in philadelphia?

Hi all,Im about to refinance my condo and my closing costs are $10,000. 
Amount to refinance is $150K, from 4.7% currently to 3% refi. The new loan amount will be $160K. Does this sound right? Are the closing costs too much? Is there any fee I can negotiate?

I am also paying for transfer of taxes up to $3500 since I am having my friend removed. 

I talked to a couple companies online such as cardinal financial but their fees were pretty high.

@Nicole Galchutt currently my primary is at 4.75% and secondary at 3.85%

can you still make a correction and claim rental income for 2019?

I own 2 homes. Primary- bought for $200k and have $150K left to pay.

Secondary- bought for $140k and have $100k left to pay. 

Goal is to lower the interest rates on the primary or both preferably. 
Is it best to refinance both, or get a home equity loan and refinance one? Any thoughts are appreciated. Thank you

I own a home and my parents want to pay off the remaining mortgage with a personal loan. They are not on the loan or tittle and will not be on the title afterwards. Is this possible to do instead of me refinancing?
