Hi @Mel McDonald, I love that you fell in love with your home! You and your husband are in a great position, either way, it's a great financial upside.

I'd suggest reaching out to your CPA about what your tax liability would be if you sold. Also, have you done a comparison of the cost-benefit analysis on renting the home out v. renting the condo out? It sounds like with the repairs needed the home could command a solid rent. This will give you an objective way to look at the situation & determine which is a better financial move. Since you all are emotionally involved I'd get a full picture from the numbers perspective to aid you all in making a decision one way or the other. 

Most importantly at the end of the day, you have to feel confident with your choice. If you want to rent out & keep the home in your hearts of hearts & the numbers support that, go with your gut! You can always get another condo to rent out in Scottsdale, lol!

I'd suggest reaching out to a property manager in the Houston area experienced in ren-by-the-room to see where this strategy works best & then work from there.

Congrats on a great profit @Janelle K. Eagle! As an agent myself I'm interested in your negotiation strategy of waiving your commission. Were you a dual agent or solely represented yourself?

I advise my clients to compare their property to the comps they are looking to chase for the ARV & start with the kitchen/bathrooms and then work their way through their budget to match or slightly top the comps in the neighborhood.

Hey @Brandon Griggs congrats on getting into real estate investing! Since you are looking at multi-family properties in Austin, you have a great opportunity to get into the college rental market. I'd suggest getting connected with local property managers who have experience with that niche.

Hey @Samantha Hogue Welcome to the world of real estate investing! It's great that you've set up your LLC. Now that that's in place you'll want to start building credit through that LLC so you have enough credit time & a quality score to qualify for a property using your LLC. I'd reach out to a lender in your area or the area you're interested in investing in to get a game plan together.
