I've come across a few builders in the Phoenix area who are still offering 2-1 buy-downs because they are sitting on inventory. I'm wondering if investors/agents are seeing this in other markets as rates come down. Thanks for your input in advance!

Hi @Troy Kehoe, I always point my clients to the city government development department when determining what pool protections they need to put in place. This way they know the city requires of landlords and what the local ordinances state. We also pull a list of rental comps to determine the trend in what our competition is doing. If the city's requirements are bare-bones but all active rental listings are more elaborate, we go with the market trends to make sure we are competitive & provide what tenants are looking for. You can also reach out to local property managers & ask them how they handle these situations.

@Ignatius Okeke You've received some great advice from everyone. I echo the focus on your personal goals. Investing in real estate is a long-term play so it has to fit into how you want to build your life. In this market that's hard to find cash flow, I'd offer to look into a live-in-flip to get your feet wet & a solid understanding of rehab costs.

I advise my clients to think of house hacking as reducing the amount of money they personally pay for their housing every month. This helps set the right expectations as we are not in an easy cash flow market. Also look into doing a live-in-flip, it's a great house hack alternative in this market.

I take a look at the comps from the past 3 months and compare each property's finishes, livable sqft, condition of backyard, type of flooring, type of cabinets, etc. From this, I start to see trends appear showing what features buyers are willing to pay a premium for and go from there.
