Experienced Investors... Potential Problem?

Looking for some insight. I recently purchased a SFR in the Charlotte area, during the renovation my exit strategy has changed! Originally I was just going to flip this property, now I really want to keep it as a rental. The question I have is have any of you rented out a property with a pool and if so what safeguards should I have in place to protect my myself?

Hi Troy - 

I suggest considering tenants to carry renter's insurance that includes liability coverage. Additionally, you might want to install a fence with a self-locking gate and make sure all pool equipment is up to code. Having clear guidelines in your lease about pool maintenance responsibilities is also key.

On another note, if you’re thinking about refinancing to switch up your financing strategy for the rental, I’d be happy to connect. I actually just moved from Charlotte to Tampa a few weeks ago and work with a lot of investors in the area.
