Post: Garage Framing Repair

Hi!

any folks know of contractors who REPAIR framing/structural issues with garages? I have an older garage in Downriver Michigan. The garage is leaning slightly to the right - there are framing issues with the garage (resulting from wood root). I'm looking for a contractor to do a repair that might last a couple of years before I take the step of demolishing the whole structure (and probably rebuilding).

 Thanks for the response Susan. I should specify the property is actually located in the US (in my neighborhood). I just happen to live out of the country right now. I found out about the property through a neighbor of mine. I just don't know the process of wholesaling and therefore whether it's something that I can manage while out of the country. I'm a newbie. Buy and Hold has been my focus for learning but I also know a good opportunity when I see it (if it works out).

Has anyone ever wholesaled a deal while in another country? Background: (not yet confirmed) but I might have a lead on a sfh that someone just wants to get rid of for a price very undervalue ...caveat: I live in another country. I also have no real knowledge about wholesaling - does anyone know how I could make money from a find like this?

Thanks for the replies everyone. I'm going to continue looking into this as a possible investment option. Still hoping there are some folks from MI willing to share their experiences as well!

After thinking aloud and speaking to baby boomers within my family - just wondering whether investors have found success in investing in multifamily properties that are restricted to those 55+....specifically 3+ units. I'm not talking assisted living or any kind of housing with any level of nursing/chore care. Simply properties which are only rented to independent seniors. My mom, who lived in San Diego, often talks about the variety and number of properties in that area specifically for active/independent seniors. Though MI is obviously not the draw CA is (enticing people of all ages to move there)....we do have an aging pop and our own large pop of baby boomers so just wondering whether anyone has found success in this arena in MI? If so, what has your experience been like and what strategies have you had to employ to find success?

Justen, your right finding a bank will be the hard problem but it's not impossible. I just called a local bank saying they service loans that low for investment. So not impossible

@James Marshall yea from what I read - I figured forcing equity in that way would be difficult especially for a newbie like me (novice in terms of rehab costs/best improvements). Happy to hear the strategy was a winning one for you! I'm definitely thinking this might be the route for me since I'm similarly cash strapped. Thanks for your responses!!

In regards to tax benefits, my understanding is that the owner occupied portion will have tax benefits same as if it were like any homeownership. The rented portion will receive the tax benefits as an investment property. You can check out the real estate cpa blog where Brandon hall talks about the tax implications of house hacking.

 Also Sung, are you planning on saving $$ from your W-2 job to cover remaining expenses not covered by your tenant's rent?
