Morning everyone, I'm working towards closing on a place in the OKC/Midwest City area but it will need some work to get it back to where it needs to be. Has anyone worked with a contractor they can recommend?

Place will need the carpet pulled, back deck ripped out, a couple of windows, as well as some drywall and bathroom work.

@Bart H.I should have clarified, the ~$140/month is after budgeting 10% for each of the "expected" expenses.

Hi good morning everyone,

I just put an offer in on a 3/2 SF near a military base in the midwest. It's a VA foreclosure and needs about $12k in rehab work.

Everything was accepted, contract signed, but when it went to the lender deals changed due to miscommunication.

Originally we had worked out rolling rehab into the loan ($42k purchase + $12k rehab = ~$54k), which I would put ~$10k down on, leaving me with a $44k loan.

Now they're saying they can't finance the rehab into the loan as I'm not occupying, and I'll need a bit more for the down (25%), so I'd conservatively be into it for ~$22k = $66k with the mortgage. The ARV is nearly $90k, but I'm factoring conservatively at around $80k.

Numbers I ran had me cash flowing at around $140, and I'd like to refi and get some of the equity back out for the next place at some point down the road. 

Typing it out has it not looking as great as it did in my mind, but any advice from the community is always appreciated. Am I just getting too attached to this place? Move on and find the next one?

@Courtney Thanphachanh obviously very professional resorting to name calling. Fact is we had a few interactions before you stopped replying after receiving my criteria. I even sent a few follow up messages afterwards with no reply, either through the site, email, or phone.

I'm glad you had a good experience and were able to secure a deal through her @drew eldridge , I wasn't trying to get involved in an internet tussle, just reaching back out looking for a realtor. Mentioned her in the comment in form of a "yelp review", not a personal attack, which she apparently took as me being a "pompous ***", and "higher than all"?

Again, I'm here to find a realtor and build my portfolio, not argue and be called names by "professionals".

Thanks for the recommendation @Drew Eldridge unfortunately had a much different experience with her and can't recommend. If anyone has any experience purchasing while out of state I'd love to hear back as well. Again, any recommendations are appreciated!

Hi, I'm in the market for another single family unit, preferably near Tinker in the MWC area. It's absolutely shocking the number of agents who won't even return a phone call or email in this area, so can anyone recommend a reliable trustworthy agent that can help me find a place? Any help is appreciated.

Hey everyone. I'm in the market for my second investment property and am considering one that has been on market for nearly 2 months and they just dropped the price 15% so I'm assuming they'd be open to going a bit lower even. It's about $20k below market with this reduction.

My concern, and question, is that it's listed with the note "some minor foundation work could help but not required, pier and beam has high spot in living room", also driveway is cracked but still functions. As I'm typing this I already know which way I should be leaning, however would still be interested in seeing if others have dealt with something like this. This area has seen earthquakes for the first time ever so I'm sure that isn't helping and could possibly lead to an issue with insuring?

Yea, I'm out, but think I'll still post to see if anyone else has had any experience or horror/hero stories here, thanks!

I realize this is an old post but wondering if anyone found any update on vendors in OKC? I'm looking for a buy and hold in OKC area as well (where I'm from) but not going to be back home for quite sometime. Any help is appreciated.
