Foundation repair?

Hey everyone. I'm in the market for my second investment property and am considering one that has been on market for nearly 2 months and they just dropped the price 15% so I'm assuming they'd be open to going a bit lower even. It's about $20k below market with this reduction.

My concern, and question, is that it's listed with the note "some minor foundation work could help but not required, pier and beam has high spot in living room", also driveway is cracked but still functions. As I'm typing this I already know which way I should be leaning, however would still be interested in seeing if others have dealt with something like this. This area has seen earthquakes for the first time ever so I'm sure that isn't helping and could possibly lead to an issue with insuring?

Yea, I'm out, but think I'll still post to see if anyone else has had any experience or horror/hero stories here, thanks!
