@James Kramer  I believe your list criteria should be more specific.  Check out criteria in the forums and try to really dial in the motivated sellers you are trying to connect with.

My husband has many many teams of door knockers selling Energy in multiple states, so I know it works and I know it can be done with tremendous success.

What I do not know is, what would be the best compensation.  If I am trying to get them to schedule an appointment with a MOTIVATED seller, what would be the best compensation?

Should I try and train them in the acquisition, or just how to get the appointment?

If anyone has done this, knows someone doing it or is doing it.  I would love to hear from you and what you have to say!

Mark Holencik In my area DFW it is super competitive to find motivated sellers. If they listed on MLS with a realtor and did not sell their home they are either over it or motivated. They are also getting contacted from new agents promising they will sell it and other investors. I feel if they are on the fence as to who to choose I would easily win them with that. They would sell their house and have some bonus money a few months later. It would just put me at the top of the pack by far. Again, throwing around ideas here. I am doing the standard things to get motivated seller but I thought it may be another outlet.

Chad Hotovec David Soest Thanks for the replies! I was thinking they choose the close date and we close. If for any reason they have not found a home in that time of their choosing it would be up to them to find temporary housing until they do. Then rehab the home and sell it. They would then get a percentage of the renovated properties sell price. Hopefully I understood what you were saying. If not, clarify for me please.

First off, I am sure I am not the first to think about this and it may be being done everyday.  

I have thought about this many times and would like you to chime in on whether you feel it would work or be a complete waste of time.

Expired Listings: I have access to these as an agent.

My thought was to knock on these property owners doors or send them a letter with the following....I will purchase their property Cash and pay to fix it up to get the highest market value. Then once the property was rehabbed and sold compensate them in some way. I don't know if a JV 50-50 split would work well or if their is a better option as in a percentage of the sales price.

Happy New Year BP!

So any of you that have access to the MLS in any way or form. Have you ever worked expired listings? If so, did you have any success with that?

What is the best way to get the owners telephone number?  I know how to find their address of course, so what is your opinion on knocking the door or sending a letter?
