Tracy, CA - SFR investment?

Hello! I'm trying to buy a SFR property in Tracy, CA. New investor, living 35-40 mins from Tracy (in East Bay). Approximately Purchase Price - $500k - $550k .

Biggest reason for investing in Tracy is that a lot of folks from the Bay Area (Silicon Valley) are migrating out of the valley, and moving to the Central Valley. A number of individuals are traveling out to valley using the Ace Train (that connects in Tracy). 

Looking for advice on if individuals from the Bay Area recommend Tracy as a town to invest in. And if they do, are there areas you recommend and areas that you would absolutely avoid. 

Any advice or suggestions would be much appreciated.
