Happy Holidays! @Bryan O. does have good point and brings important law tips. Not all FHA make you stay a year it all depends. Depending on the situation lenders can refinance your FHA in shorter time.

I was working out which helped me pphysically and my emotions. It was hard to sleep at night with stuff on my mind but in a way it made me work harder. You got this in a month you wont be stressed and collecting money!

I am from Michigan also and invest here and work for a well known mortgage lender. Investors make money in any market if they do it right. You are a CPA do you specialize in real estate taxes and other real estate activities?

I just dove into real estate and has changed my life my rentals were so challenging at first but since I went into it swinging I learned so much more. I think you can do a deal by mid 2017! Go get them!

I didn't have to put a for rent sign in the Detroit houses driveway I used craigslist, newspaper, and such and got many calls so for me wasn't a need didn't to even risk it. Detroit Free press Newspaper in Detroit actually worked better than I expected.

I do but is a lot to say in the forum but I wasn't afraid to say no! I gotten many calls and if I felt the slightest feeling that things didn't add up I didn't go with them but its some things I learned from my contractors when getting tenants I can share with you just message me when your free.

Also, I made a property management company to separate myself from them knowing I'm the owner even though I am and it helped so much. Made saying no to people who did not have the money, the credit, late paments and other things much easier and protected me a lot more.

Its a lot when renting in Detroit so much lol but worth it I love it!

Everyone's experience is different I created a property management business to do the rent collecting and other things so it was actually legit. I own the property management business and the property but I introduce myself as the property manager not the owner. I lived in apartments before never crossed my mind to look up the owner and so far no one looked that up with me. But I am the property manager so it wasn't anything wrong about it just didn't come out and say Hi im the owner! Some benefit from being known as the owner but sometimes I can be very nice and kind hearted and its easier to hide behind the being a property manager when asking for late payments, situations that arise, things like such still new to this game. My honest thoughts if your like me who just wants to help everyone out and get caught in every sob story I was going for everything lol couldn't help it

Keep trying other banks and lenders remember they want to give out money that's their job just has to be in good standing so to speak but then tackle the smallest debt like the car if you do both at the same time someone will bite.

Of course you bite the bullet! you can refinance in 6 months you might end up liking it and stay a little longer but most importantly you can learn the game of real estate see how rent it, taxes, collecting rent, handling situations, then after that 6-10 months you refinance with swagger now that you understand the game so much more

You do not have to let them know you are the owners! Therefore its easier to speak with them if they know you as the property manager instead of the owner
