@Bruce Runn yes I'm using 5% vacancy and plan on managing myself. That's great to hear about your rents not suffering due to covid because that was a huge fear for me!

And yes it's hard for me as a new investor to not low ball an offer. I'm always trying to make the deal better. Thanks for making me realize that in actuality the extra thousands put on the offer only equal a small amount monthly etc. Your input is invaluable thank you!

@Jonathan Greene I totally hear you! Having looked at the photos for properties within a few mile radius that are currently renting for around $1200/month, cosmetically they appear to be outdated. Very good shape...but the pictures are not showing granite countertops, shaker cabinets, stainless steel appliances, etc.

I'm using those comps to come up with what I believe I can get for rent since they are so similar and in such close proximity. Worse case scenario I will temporarily get a little less for rent and can update over time...then increase rent slowly. That's my plan hopefully it works out! Thanks again!!

@Mason Adelman you can search zillow, realtor.com, etc for rentals in the area of interest. I just plug in the zip code. It'll show currently rented properties. Make sure they are comparable to your property as far as bedroom, sq footage, etc. Hope this helps!

@Cody L. I have an accepred offer that's set to close next month:) I agree on just doing it (granted it makes sense through analysis). I already feel much more at ease than I did a few days ago because of the encouragement and feedback I've received from the BP community.
