@George Skidis you are making very valid points and I'm no lawyer but I assumed if he passed away it would be handled no different than any other tennant that passes away and family members woulf be allowed to come in and clean up. If she is not on the lease she has no right to be there in the first place. I plan on making sure there is a clause in the lease stating if anyone visits for longer than a two week period they must go through the application process. If the lease is broken I have the upper hand. Thanks for your reply!!

@Miljan Vukovic David Lemley with Diamond real estate Inc. Is a real estate agent/investor that spoke with me for quite some time during a showing of his which he is now renting out. Very nice guy and very knowledgeable about REI. If my sister wasn't an agent I would be using him! Hope this helps!

@Dan Farberagain! Absolutely! I actually spoke to his regional manager yesterday and he confirmed yesterday's start date. Do you find bi-annual inspections to be enough? I plan on quarterly just to make sure everything is copasetic since I'm a noob. Lol. Thanks for your reply!!

@Filipe Pereira thanks for your reply! Its amazing what a simple Google search will show isn't it?! Yes I've found her on few social media platforms and other identity websites but I haven't found one that shows evictions. A few were able to give me more information if I signed up and paid a fee which I passed on. Any help on finding out if she's had past evictions would be ideal. Thanks again!

@Kyle J Reed thanks for your reply! His income is 6x the monthly rent price so we are good there. It just seemed a little fishy to me. Since you've had this scenario happen what did you use for employment verification. I have his previous job and the offer letter from the one he will be starting today. I will be calling to verify both today. Thanks again!

Hey BP! Ive had my first rental property up for rent for a week and I'm going through my second application screening. The tennant's background and credit check passes and all minimum requirements are met. He was relocated for work from Tennessee to Illinois where my rental unit is. He filled out the application as being the only one living there even though he's married and has a child. When questioned about his wife not filling out the application he said that she would be staying in Tennessee with their son and only visiting from time to time until they get their affairs in line and can move here. I told him if she plans on staying for any period more than 2 weeks during the year lease i would need her to sign too. He said that would be fine. Am I being too lenient for taking his word for it? The credit report does show a home mortagage in Tennessee so it checks out. Any help is appreciated!
