Does anyone have any contact for a collateral lender out there?

We looked into the bridge loans. They run into the same issue. She doesn't have enough income to justify the debt for the period between buying the new house and selling the old one.

I have a buyer that is under contract to buy a house for $450k. She wanted to pull an equity line out of her current house (Worth $900k and still owes $216k), and then sell her main property once she got moved into her new place. She has quite a few animals. She really doesn't want to sell her current house and then buy another as it would be difficult to find the right place and transition. Plus, she wants to be able to sell their current house without them living in it. What suggestions does everyone have? Anyone interested in a short term (6-9 months) loan?

I have investigated the crop/agriculture route, and haven't ruled it out.  The main issue with growing crops or raising animals is that I don't have any water rights to irrigate. That will limit what I can crow and how many animal I can keep on the property.

I have checked the zoning and I would need to apply for a variance, but the county thought on initial look that it shouldn't be a problem. I would have to jump through the hoops to know for sure.

Thanks for the ideas... I appreciate the time.

All,

I have an interesting problem. I just bought acreage east of Greeley, CO and built a house for a personal residence. The acreage was more than I needed, so my plan was to split it and sell off 5 acres. I was originally told by the county that I could split the land, but long story short, they denied my request once I had the land purchased and my house built. Now, I have 5 acres in the country that I am looking for investing ideas. I looked into a solar farm, but I don't think the ROI would be very good especially considering the initial amount of investment needed. My other thought was to develop a trailer storage yard.

So, I have two questions to through out there... 1) does anyone have experience setting up a trailer storage facility? And, 2) does anyone have any other ideas to use this acreage?

Thanks in advance...

Jamie

Hi All,

My name is Jamie Eklund and I have just started my professional real estate career by getting my associate license. I have been buying and selling my personal and some investment properties for the last 10 years in and around Greeley, and have decided to take things up a notch. My focus area will be the entire front range (Greeley, Loveland, Ft. Collins, Windsor, Johnstown, etc). I am mostly starting this new career by working with residential homeowners, but I would love to sit down with any investor locally to discuss potential deals. I have much to learn and appreciate all the work that has gone into this site and the time people take to invest in others.
