Hi All!

I’m a newish investor and I’m leaving my W2 job next week. Because of that, my goal is to learn all I can about creative financing since I won’t qualify for conventional loans for awhile. I met my mentor, Nayia, through the GRID community and I wanted to share the webinar that I attended last week. She’s also running a course that teachers investors, realtors, etc. how to find, negotiate, and close on deals through subject to, seller financing, and other creative methods. Hi Michelle, would you be open to having a virtual property manager? Based on the size of your home I think using it as a medium term rental to insurance clients would be the best fit if traditional short term rentals aren’t working.

Also, are you sure on your valuation estimate. It sounds high based on $700/month rents. I think someone paying $118,750 per unit would need rents over $1000/month for it to make sense and $700 isn't really close to that. Not sure how the bank will view it though.   Numbers are:  $67k gross, operating expenses at 31%, I plugged a vacancy of 5% (but will have to look) and guessed they would use a cap rate of 5%.  That shows over $850k.  No idea if this is how the bank will do it though.

I currently work in commercial real estate valuations and I evaluate a portfolio of ~40 assets quarterly. Typically lenders will look at actuals and forecast a F-12 (forward 12) based on market rent growth, vacancy, bad debt, and market info, and use a market cap rate once the F-12 NOI is obtained. I think a 5% cap rate is low for a smaller multifamily. For context, the assets I'm evaluating are trading at 5 or 5.25% caps but they're 100+ units.
