Erie, The P&S is from a client of NACA who wants to purchase the property (a duplex) once the rehab work is completed. It seems this deal comes with a buyer and they are connected to NACA.

I've just secured a deeply distressed property in Massachusetts for rehabing. I"m told by the listing agent there is an P&S offer on the property from a client of NACA (see attached link). Has anyone worked with NACA or their client's on the post-rehab purchase of a property? Curious here.

Hello @Gregory Robinson.

I'm a neighbor in MA but work throughout NE. Welcome to BP, a great group offering amazing knowledge and insight into RE. I'm still new at this and learn constantly from BP forums discussions, blogs and Podcast. Hope our paths will cross.

@Mike Lynch I'm a newby here at BP so I have very little sage advise from a real estate perspective but I've been reading about the water supply in our country and the concerns related to dwindling supplies.(http://www.reuters.com/article/2013/08/27/us-usa-water-agriculture-idUSBRE97Q0RP20130827 Your spring producing 2000 gallons per day might be an undervalued asset and possibly worth researching.

I know you'll hear from the BP pro's with other ideas and opinions...all of which will be worthwhile.

Best to you.

Very good questions you pose @Account Closed I'm analyzing a number of multi-family properties here in New England and share some of your concerns. Very curious to see what some of BP's more experienced have to say.
