Hello BP! I did a walk through on three properties (not in MLS) in the hot rental market of Santa Barbara. They all cash flow off the bat, and each has it's own strategy. One is a buy and hold, the other two require various forms of rehab (BRRRR). Will send the all info to serious investors only. Each is about $996K

It's an old duplex and a detached single unit built in 1920. Currently rented out under market value, bringing in a total of 2500. Its ARV is 1.2 million, I can get it for 700k.

This is an expensive market in CA. Look up Ojai, CA if you’re curious.

Anyways, I’ve never done this but the math checks out. I’m concerned about rehab headaches in dealing with the city, pulling permits and funding it. Thoughts?

I just started it! It won't kick off until Aug 7th but it will go every week. It will eventually have topics every week, but for the first one I want to get a feel for what the members want and their goals are. This property requires rehab. My intention is to BRRR it. Thoughts? Something to consider, it's the most expensive property in the area, by about 40k. However, the comps aren't accurate because this is for two duplex's, and most everything else is SFR.

@Alaska Wagoner The permitting is a concern, but may be the reason others are scared off. I would live in it and rent out the other doors, but I'm also concerned this property would not be a good fit for my family, so I'm going to keep looking. I appreciate your comments!

Thanks for the feedback! I have the 0% down VA loan, and would live in it. As a primary residence I'm assuming I can get 4.5% interest.

The high cost of housing in my market makes the numbers tight! I appreciate the help guys.
