@joncrosby is right re the loan...I would take that loan all day...

The closing costs and repairs also look light to me, but it's hard to say without knowing more. CapEx/repairs are OK if it's in good shape, but not enough if it needs work...hard to tell from the pic...

Since you already have negative cash flow my guess is it gets ugly as you research and apply higher figures...
