@Rick Baggenstoss Thanks for your advice ! So far i have been looking only at  400 - 500 $ /month cash flow. Guess my next one would be a MF. I saw some of the excel sheets calculations for multi families here in BP and my head hurts :)

@Rick Baggenstoss Hi Rick, you mentioned "wish I had leveraged my W2 a couple more times before I quit", Could you please elaborate on that ? I am also a W2 consultant, using my salary to buy SFRs .Did you mean do not invest on SFR's with the salary ?

@David Thompson Thanks for the input,No i haven't some of the other properties before i bought.Mainly bcos i saw the pics and trusted the agent,Also i check with rental management agent before buying it.

Hi All,

I am new to BP and have learned a lot in the past few days by reading the discussions.

I live in Atlanta and have 3 town homes rentals in 3 different states managed by rental companies. I was forced to do that due to the fact that Atlanta home prices are very high and was difficult to get the cash flow(1% rule). I bought those 5 years back and happy with the returns so far,

Now i would like to buy a 4 plex rental outside Georgia,managed by some rental management company. Do you think it's  a bad idea to  invest in MF outside where we live  ?

Most of the discussions i have seen here talks about buying 4 plexs below 150 K, which is kinda unthinkable in Atlanta area.So i am thinking of researching areas outside GA. Would it be a bad idea ? Any pointer on areas to look would be greatly appreciated !

Hi All,

Starting out to buy a rental investment  near Orlando below 140K. Hoping to get a long term tenant for 1100/month. I am wondering if it's  a growing place and if i would have occupancy issues or difficulty finding a long term(1 year) tenant. Do they have a lot of employers near St Cloud area ?

I know Lake Nona is near by and UCF is commutable to St Cloud. Do i need to worry about buying one in St Cloud ?

Any advice would be appreciated !
