Hey BP, I'm kicking off my direct mail marketing campaigns and wanted to post here to gauge the interest for great deals in the Dallas/Fort Worth market.  I have a real estate license and I like to use conservative comps. I also have a contractor helping me with rehab estimates. I'm excited about this area with Toyota Motor Sales coming in along with a ton of other positive job data.

Ryan, you need to get your credit report printed out from all three bureaus, Experian, Equifax, and Transunion. Go through each of them line by line and find all the derogatory items (passed due, charge offs, late payments) and contact those creditors and pay them off or at least work out a payment plan. This needs to be your priority before you worry about wholesaling in my opinion. Once you get your own house in order, then start learning about how to acquire other houses.

10-15 letters a week sounds kind of low to get a deal a month. Full disclosure: I don't know anything.

@Jerry Puckett I'm looking to get contracts in line to wholesale properties in dfw. Getting ready to kick off some marketing (direct mail) and expect to put some deals under contract as soon as possible. I thought about trying to put together a buyers list but decided I need some deals to offer first. I'll probably start with 1,000 pcs/month at first then ramp up from there. Just need to build the right criteria into the list.

I am looking for investor friendly attorney in the DFW, dallas and Fort Worth as well, Gaylene Lonergan seems to have some bad reviews online. Can anyone personally vouch for her?
