MOVING!! MUST SELL!!  I have a home for sale in the San Antonio market, could make a good rental property, it's a 4 bedroom, 2 bath, 2117 square feet, it doesn't need any work.  It has new carpet in all bedrooms, new wood floors in living and dining room and ceramic tile everywhere else.  It's walking distance from the elementary school in excellent Northside ISD, and a brand new high school is being built less than a mile away. 

I am a licensed real estate agent, and this is my personal home. Nothing wrong with the house, we are simply moving to another city. We need to sell the home asap.. it is listed on the MLS for $199,500, but would entertain offers from investors that can close quickly.

Post: How to do Subject to using a TREC Resale Contract?

I couldn't find this specifically addressed in the forums.  If I'm using the TREC resale contract (Texas), how do I write the deal to be "subject to" the existing mortgage.  Is it possible to use this form?  Also, what other addendum or disclosure should I use?  Don't worry, I'll run everything by an attorney as well.

You should definitely make sure you have money coming in and a pipeline of leads and deals before leaving a job that is paying your bills. Do a good amount of reading on the profession and talk to people who are doing what you want to be doing. Hang your license with a good broker that will train you to become a top notch Realtor. Study the art of sales and negotiation, the skills that seem to get overlooked when people come from other professions. Have a plan, then start taking steps to bring the plan to fruition. Good luck!

I'm am starting to buy houses in the San Antonio area to fix and flip.  Does anyone know of a general contractor in the area that is reputable, reliable, and knows the flipping business?  

I'd like to have at least a couple lined up to bid on upcoming projects.

First off, I'm in Texas.  I am not all clear on the foreclosure timeline for trustee sales that are to be auctioned on the courthouse steps.  If I was in contact with the homeowner who has already had a notice filed, and the auction date set, would I be able to purchase the house directly from the homeowner or is it too late?  Or, Would I have to buy it at the courthouse auction? If I pay cash, could I payoff whatever payments and penalties were due and close a deal before it even goes to auction?
